š¤ Your responsibilities
These responsibilities are designed for the safety and welfare of all tenants and their children. They form part of your tenancy agreement and you must adhere to them. Life may need to change the responsibilities content from time to time but will always consult you first.
The tenant agrees:
Health and Safety
(a) To keep the condition of the premises in a good and clean condition. You must keep your room and the communal areas clean and tidy and take care of the furnishings and decorations.
(b) To take reasonable care of the premises, furniture and fittings and make good any damage caused by the tenant or any invited visitor to the premises and pay any costs incurred by Life carrying out such works.
(c) To report to Life staff promptly any disrepair or defect for which Life is responsible in the structure, exterior or interior of the premises or in any installation therein or in the common parts of the house or any disrepair or defects in the fixtures, fittings or furniture.
(d) Not to remove or make any alterations to the premises or any fixtures, fittings or furniture provided by Life.
(e) You must take part in the cleaning rota for the communal areas of the house (if your Life house has a cleaning rota). Gloves are provided for any jobs that require them.
(f) Disposable nappies and sanitary towels etc… to be fully wrapped for hygiene purposes and should only be put in the bins provided.
(g) Make sure that any appliances that are not in use are switched off.
(h) You may not enter another tenants room without their permission. You must not give your key or keycode to anyone else. Any request by a tenant to change a keycode will fall under the re-charge policy where tenants will be liable for the cost of this service.
(i) Life does not permit alcohol or illegal substances on the premises, nor allow any visitors to do so.
(j) You may not use the house for any unlawful purpose, nor allow any of your visitors to do so.
(k) Not to keep any animals, insects, or reptiles at the premises.
(l) You may not smoke or vape anywhere in the Life House. (Smoke Free Regulations 2007). There are designated external smoking areas. Please read the information leaflets available in the house about smoking when you are pregnant and the effects of smoking on babies and small children. The use of electronic cigarettes is also not permitted in the Life house.
(m) You may not cook in your room. Food and drinks must only be prepared in the communal kitchen.
(n) You may not bring your own furniture into the Life house unless with written staff permission as it will not be covered by the health and safety regulations, and will not be insured.
(o) To reside at the property 5 nights a week. To inform Life in advance, if possible, if you expect to be away from the premises for more than 2 nights. If the tenant if absent for more than 14 days without informing Life and there is evidence that the room has been abandoned, then possession of the room may be taken.
(p) To comply with any health and safety or fire instructions given by Life, to cooperate during fire drills and not to engage in conduct which is likely to endanger the health and safety of any other tenants or staff. It is important that you read all information provided regarding fire safety.
(q) To allow access by Life staff in order to provide the services detailed in the Tenant Handbook, which is part of this agreement and to allow Life staff or contractors acting on behalf of Life access at all reasonable hours of the daytime to inspect the condition of the premises or to carry out repairs. This will be done in such a way to protect your privacy and normally 24 hoursā notice will be given unless immediate access is required in an emergency.
(r) You must ensure that fire doors are kept closed at all times, if you prop them open you may endanger the safety of other tenants and their children.
Privacy and Anti-social behaviour
(a) You will be given one set of keys/key code for your own use; you must not have any more keys cut. If the keys are lost there will be a charge for replacement.
(b) All tenants and neighbours are entitled to the quiet enjoyment of their home, you must not do anything that will disturb or annoy other residents or neighbours of the Life House. In particular, you should not play music loudly and should not allow your visitors to be intimidating or cause harassment to other tenants, staff or neighbours.
(c) You must not give out the address of the house to anyone except your professional contacts and next of kin, without the written permission of the Housing Staff. You may not therefore give the address to any mail order company.
(d) You are liable for any damage to furniture or fittings if caused by negligence or a deliberate act. Please refer to Life recharging policy.
Visitors
(a) The Life house is a place of safety for pregnant women, mothers and their children. You may have visitors during the allotted time specified within your Life house. All potential visitors must complete the correct paperwork and a risk assessment will be completed by staff.
(b) You are responsible for the behaviour of your visitors and you must not allow them to cause a nuisance or annoyance to neighbours, other tenants, staff, volunteers or contractors.
(c) All visitors to complete Life visitor paperwork before becoming a visitor within the property. Only authorised visitors are allowed on the premises and Life reserve the right to revoke a visitors right to visit where deemed a threat to the safety of other tenants, staff and visitors. Life staff must speak to visitor in person, or over the phone to complete paperwork prior to being authorised.
General
(a) Not to commit or allow visitors to commit any form of bullying/harassment on grounds of race, colour, religion, sex, sexual orientation, nationality, culture, age, or disability which may interfere with the peace and comfort of or cause offence to any other tenants, visitors, neighbours, volunteers or staff. This includes abusive or intimidating statements made on social media.
(b) Not to commit or allow invited visitors to commit any act which results in serious disruption of another tenants right to peacefully occupy the premises or to commit any act which results in physical harm to any other tenant, visitors, neighbours, staff, volunteers or contractors.
(c) Children remain the responsibility of the tenant while in the building. Children are not to be left in the care of other tenants or left unattended. Visitors are not permitted to look after children on the premises. If children are left in the care of other tenants or visitors Life would look to raise a safeguarding concern to ensure everyone is safeguarded.
(d) To comply with the House Rules. These rules exist in order to allow the good management of the premises and service and in order to achieve the services aims.
(e) Children who do not live at the property are not permitted to be cared for by tenants.
(f) Your personal items are not covered by Lifeās insurance policy. We suggest that all tenants obtain their own contents insurance.
(g) Not to take in any lodger or allow anyone to stay overnight in the premises
(h) If you have your own TV, you must purchase your own TV licence.
(i) The payment of rent is due in advance on the Monday of each week.
(j) To give Life at least 4 weeks written notice when the tenant wishes to end the licence/tenancy. In some circumstances arrangements can be made for the tenancy to end sooner if requested by the tenant but this would be at the discretion of Life.
(k) To give Life vacant possession and return all keys supplied at the end of the licence/tenancy and to remove all personal belongings and rubbish and leave the premises in good lettable condition and repair.
(l) Life may remove, store and if not collected within 14 days, sell or dispose of any personal property left at the premises. The tenant shall be responsible for all reasonable costs that Life incurs.
